UK: Red Kite House Hotel, situated in the affluent Berkshire village of Burghfield Common, near Reading, has been brought to the market by specialist business property adviser, Christie & Co.

The 300-year-old property has been well maintained with a modern interior and comprises ten recently refurbished en suite letting rooms, a reception hall, breakfast room, guest lounge, large private kitchen and laundry room.

Currently, the site provides three-bedroom owner's accommodation but planning permission has been obtained to create a separate manager's flat, thereby increasing the number of available letting bedrooms to 13, as well as adding an additional three parking spaces.

Burghfield Common is an attractive destination for leisure and corporate guests due to the village's close proximity to nearby business parks, as well as wedding and event venues, such as Trunkwell Manor, Ufton Court, Aldermaston Manor and Wokefield Park. The popular riverside town of Reading is roughly six miles away and Heathrow Airport approximately 30 minutes' drive, making it well connected for tourists to the area.

Current owner Paul Hutchman, who has owned the business for eight years, has established a strong reputation for the hotel. However, he has now decided to sell it in order to pursue a similar business opportunity in Europe.

Tom Orchard, a business agent at Christie & Co's Reading office, said: "Red Kite House Hotel provides a fantastic opportunity to acquire a business which has potential to grow and will appeal to either a hands-on owner operator or a multiple operator looking to add to their portfolio.

"There is scope to develop the business through the planning permission granted which will increase bedroom capacity and also the opportunity to extend the main building to create a larger restaurant and bar, subject to planning permission. This is an exciting opportunity to acquire a hospitality business in a desirable area and we anticipate high levels of interest," he added.

Christie & Co is seeking offers with a guide price of £1,200,000 for the freehold interest.
