Owners of The Owyhee plan boutique hotel

US: Hendricks Commercial Properties is planning to build a hotel next to the historic Owyhee building in Boise, Idaho.

Hendricks purchased The Owyhee from Los Angeles-based LocalConstruct earlier this year, along with several surrounding car parks.

Now, the company is planning to redevelop the empty lots, intending to build a boutique hotel next to The Owyhee.

Rob Gerbitz, CEO of Hendricks, said: "We have two [properties] in Beloit, Wisconsin, two more in Indianapolis and one in Delafield, and then we'll have one here."

"They are all different. We don't replicate a building. What we would generally do is dig into history. It takes you down a rabbit hole," he added.

Current projects overseen by Hendricks include the Bottleworks Hotel in Indianapolis, which will see the conversion of a former Coca-Cola factory into a three-storey hotel.

The new Boise property would bring a third boutique hotel to the market - including the Inn at 500 Capitol and Hotel 43.

Pat Rice, of the Greater Boise Auditorium District, commented: "Demand here still outpaces supply, so your annualised occupancy is up year over year." Pointing to the new Home2 Suites by Hilton that is currently under construction downtown, he continued: "You add another 130 rooms - it'll be interesting to see if that level of demand continues to exist."
