The property will feature 98 rooms and the first new restaurant by B.R. Guest founder Hanson since he sold his stake in the company to Starwood Capital Group three years ago.

The 1895 building at 19 W. 31st St is being developed by David Mitchell. He and his partners bought the eight-storey building for just over $40 million in June 2015.

The classical-style building was designed by New York Public Library Fifth Avenue branch architects Carrère & Hastings and opened around 1900.

It was home to the first Life magazine, and later became an apartment building and then the Herald Square Hotel. The word "Life" remains on the masonry above the entrance.

"The Life Hotel will bring back the spirit of the 1920s," said Mitchell.
